Mr. Lawlor is the President of The Long Hill Company (Long Hill) and also serves as the President and CEO of its parent organization, UMH. Inc. Mr. Lawlor has served UMH since 2000, initially as CFO until his appointment to President/CEO in 2011. As President of Long Hill, Mr. Lawlor holds overall client service responsibilities and has successfully led projects ranging in size from a single-site 40-bed SNF to a portfolio of 22 properties. Prior to joining Long Hill and UMH, Mr. Lawlor was a Manager in the KPMG LLP Senior Living Services Practice located in Harrisburg, PA (1992-2000).
Mr. Lawlor has served the senior care industry for over 27 years and has in-depth knowledge of performance improvement, reimbursement, capital structuring and business planning. He has been involved with over $2 billion of successful senior care transactions, which have included acquisitions, divestitures and development projects. Examples of his advisory experience include:
Management Services – Responsible for all operational responsibilities including marketing, regulatory compliance, budgetary monitoring and facility maintenance for UMH owned and managed sites totaling over 70 properties in 13 states. Operating budgets ranging from $2 to $250 million.
- Receivership Services – Responsible for all management, treasury control functions, investor reporting, court (both federal and state) reporting, and regulator (State DOHs, OIG, CMS, HUD, DOJ) reporting. Assisted creditor committees to develop court order, oversee asset disposition, liquidation of proceeds and entity dissolution.
- Transactional Services – Advised buyers and sellers in negotiating purchase or sale of property. Market opportunity and negotiate transaction as liaison for stakeholders.
- Feasibility Services – Evaluated project feasibility of development, expansion or repositioning in connection with strategic plan. Reviewed market demand, vetting of operating assumptions and overall project feasibility assessment.
- Reimbursement Services – Cost reporting, specialty reimbursement analyses and associated margin analyses.
